Bothell, King County
Chimney masonry repair in Bothell starts at $475. A crown recast or a section of repointing sits near that starting point; more surface, taller stacks and replaced brick raise it. The work is about the outside skin of the chimney, the concrete or mortar cap on top and the joints between the bricks, which are what stand between the weather and everything inside.

Bothell keeps a short list of very old masonry. Census counts put just 306 of the city's homes before 1940, and the heritage register names several of them, from the Dr. Reuben Chase House of about 1895 to the A.P. Burrows House of 1912. Most brick chimneys in town belong to the much larger wave of houses built between 1960 and 1979, whose original crowns and joints are now forty to sixty years old.
Brick and stone outdoor fireplaces fall under the city's recreational fire rules. Bothell limits a recreational fire to three feet across and two feet high, at least 25 feet from structures and anything combustible, fed only with charcoal, dry firewood or manufactured logs; burn barrels and bonfires are not allowed.
During a Puget Sound Clean Air Agency burn ban, of either stage, all outdoor burning stops, recreational fires included. If you are having an outdoor fireplace repointed or its firebox rebuilt, plan the first fire for a day without a ban, and keep it within the city's size and distance limits.
Every masonry repair (crown / repointing) we do in Bothell includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowMany crowns we see are little more than a skim of mortar troweled over the top, not a cast slab, and those crack first. After the crown, the joints on the side facing the prevailing weather wear hollow, and brick faces start to flake where water has been freezing behind them. Repointing and a new crown, done before the brick itself fails, is the least expensive way to keep a stack standing.
Snow in Bothell comes briefly: WeatherSpark marks a snowy stretch of about six weeks, from around December 10 to January 21, with roughly 1.3 inches in an average December. Western Regional Climate Center records describe lowland snow here as short-lived, usually gone within days.
Fast melt is hard on masonry. Water from a thawing layer on the crown runs straight into any crack and into the joints below, then refreezes overnight. Sealing crown cracks and repointing open joints before December is the simplest way to keep that cycle out of the brick.
We go over the stack course by course and mark the joints, units and crown areas that need work.
Your written quote shows what must be done now and what can be scheduled later, with photos of each.
Old mortar is cut back to sound depth, new mortar is packed and tooled, and the crown gets a slope that throws water off.
The repair is left to cure properly, then photographed so you have a record for the house file.

Bothell's historic register includes the Dr. Elmer E. Lytle House of 1898, the American Foursquare J. Skirving House from around 1902 and the Roberts House of 1909. Where a house of that age keeps its original brick chimney, it is almost certainly unreinforced, the type USGS researchers found damaged again and again in the region's 1949, 1965 and 2001 earthquakes.
On a chimney like that, repointing is more than cosmetic. Sound joints hold the units together as one mass; hollow ones let bricks work loose. When we repair old masonry, we flag any section above the roof that looks unstable so you can weigh bracing or a partial rebuild.
Bothell is a Sammamish River city whose 13.66 square miles straddle the King–Snohomish county line, on the Sammamish River, with homes with a median build year of 1992, most of them built after World War II replaced farms and dairy pastures. We work every part of it — Canyon Park, Norway Hill, Queensborough, Brentwood included.

The repair is completed, then handed over with before-and-after photos of every item.
It starts at $475. A crown or a few square feet of repointing stays close to that; large areas of joints, a full crown rebuild or replaced brick cost more, itemized in the quote.
Usually, if the brick itself is still sound. New joints stop the water that causes the brick to spall, which costs far less than a rebuild of the upper courses down the road.
Mortar cures best in mild, dry weather, so late spring through early fall is ideal. Urgent crown repairs can be done in winter during a dry spell.
